Cancellation:

All cancellations or changes must be made 14 days prior to arrival for full refund minus 15 dollar  processing fee. If you cancel at least 7 days prior to your arrival date, you will be refunded your payment minus one night fee and processing fee of $15 . Cancellations within the 7 days prior to your arrival date will result in loss of 50% of total payment plus 15 dollar processing fee.

Weather conditions do not constitute an exception to our cancellation policies.

In/Out: Check-out is by 11 am daily. Check-in is after 3 PM daily.

If you are pulling a trailer for atv's, motorcycles, floating vessels, etc you MUST HAVE 4WD!!!!

 

Damages: You are responsible for keeping the cabin clean during your stay and for leaving the cabin and surrounding woods in good condition. If we find that items are missing or damaged we will charge to replace or repair the item(s) after your departure up to $200.  The cabin  is  checked prior to check-in and right after check-out.

​Pets: NO PETS. No exceptions.  ItzaWayzBack Farm is a working farm with a working guardian dog(s). His job is to keep animals that dont live here away.

Smoking: The cabin is a non-smoking/no open flames cabin.  Smokers, please use outside ash tray on the deck. Please do not throw cigarette butts on the ground. Candles must be  in safe  candle holders. Miniature red solo cups is not a safe candle holder! We are cannabis  friendly but please dont smoke/vape/dab in the cabin!

Guests/Gatherings- There are to be no unregistered guests on premises without  authorization from Itzawayzback Farm. There are to be no gatherings  on premises without authorization of Itzawayzback Farm. Any gathering that is permitted will have an additional fee.

Quiet Hours: Disruptive behavior is not allowed and will not be tolerated. Our goal is to provide guests with a quiet and relaxing atmosphere.   Quiet hours are from 10 PM - 6 AM. We are a working farm. As such, there may be people working and farm/equipment noises during the day between 9 am and 5 pm 

Internet Service: WiFi service  is weather permitting and service will be significantly poorer than in a city. There typically is no cell service in the immediate area.  Our phone is available on an emergency basis only. 

Trash: Place trash inside the provided trash bins.Before checkout, please take trash to large bin at outdoor kitchen.  We strongly encourage those with recycling programs in their home location to  take recyclables  home with them. Extra bags are under the sink in cabin.

Wildlife/pests: Please know that you are likely to encounter wildlife and that some can be dangerous.  Please do not feed or  attempt to pet any wildlife as doing so could cause serious injury.  ItzaWayzBack Farm will not be held responsible for any accidents, injuries, or medical bills that occur due to encounters with wildlife. Although we do regular pest prevention, we cannot guarantee there will not be any woodland critters on the property/in the cabin.

Hounds/"lost dogs"- Please do not ever pick up a dog in the area. They have homes even though some may not look it. Do not feed any hound  nor pet it and give it attention.  DO NOT bring any dog to  the property. It will result in immediate cancellation of booking with no refund!

 

ItzaWayzBack Farm has regular pest inspection/control and will not be held responsible nor refund monies due to inside or outside pests.

There are no refunds due to weather conditions  during peak season (4/15-10/31). In the event of a power outage, we will do our best to make you comfortable during the outage or offer a  full refund for any unused nights.

Refusal of Service: We reserve the right to refuse service/cancel booking (without refund) to any guests refusing to abide by all rules and policies.
